Role Summary
Reporting to the Director of Operations, the Maintenance Manager role is a hands-on position that performs assigned duties, projects and services as directed by the Director of Operations. Leads the maintenance team on assigned projects and maintaining the general condition of the property, associated systems and grounds. Maintains a professional demeanor and provides excellent customer service. Ensures prompt completion of maintenance requests, work orders, guest tickets and is responsible for the hotel’s preventative maintenance program.
Key Accountabilities
- Leads by example, assigns and supervises daily operations of the Maintenance Department.
- Performs or coordinates minor and major repair of all building and associated equipment, including but not limited to, mechanical, plumbing, drywall and millwork repairs, access control, pool and spa equipment.
- Ensures daily log readings on utility, mechanical & electrical equipment and pool/spa chemicals and other related systems are performed and any required corrective actions are addressed in a timely manner.
- Responds in a timely and effective manner to emergency situations and events such as, but not limited to leaks, power outages and environmental conditions.
- Manages and oversees service contracts, contractor and vendor activities pertaining to the hotel.
- Maintains cleanliness and organization of the work area(s).
- Continuously update and enhance the skills and knowledge of the maintenance team through training programs and workshops.
- Collaborate with other departments to address maintenance-related issues or requests promptly, ensuring guest satisfaction and maintaining a positive reputation for the hotel.
- Maintain accurate records, documentation, and reports related to maintenance activities, repairs, inspections, and inventory.
- Maintain an inventory of equipment, tools, and supplies necessary for maintenance operations. Monitor stock levels and reorder supplies as needed.
- Oversee and manage the maintenance budget, including labour / cost control measures, procurement of supplies, and efficient resource allocation.
- Recruit, train, and evaluate maintenance staff. Foster a positive work environment, encourage teamwork, and address any personnel issues or conflicts that may arise.
- Supports the Director of Operations in a timely completion of assignments as required.
- Conduct and complete other work relevant and required of the position.
Education and Experience
- Minimum of 2 years supervisory experience in a similar capacity, preferably in a premium to luxury hotel environment.
- Knowledge of Marriott’s Empower GXP platform an asset.
- Specialized building system training or holistic BOMA SMT/SMA or equivalent designation would be considered an asset.
Required Knowledge, Skills and Abilities
- Effectively read and translate building drawings, operational and maintenance manuals etc.
- Working knowledge of mechanical and electrical systems, equipment, building controls and maintenance systems.
- Ability to understand and system sequences of operation and translate to otherwise.
- Strong knowledge of spreadsheets and other software applications.
- Demonstrable service, interpersonal and analytical skills.
- Exceptional organizational, multitasking and prioritizing skills in a fast-paced work environment.
- Excellent Service attitude, Communication and conflict resolution skills.
- Maintain a flexible schedule to meet the business needs of a 24/7 hotel environment, including weekends, evenings and holidays. Available for emergency calls.
- Effectively troubleshoot, diagnose and rectify building related problems.

- Must be able to lift 50 pounds.
