Property Supervisor

 

Mission Statement: To provide housing and transitional support services to those with the least housing options

The Property Supervisor will work closely with the Property Department and the Operations Manager to ensure corrective and preventive maintenance on Homes First’s equipment and buildings, as well as maintaining a safe and healthy work environment and adhere to the mission statement and policies and procedures of Homes First Society.

 

 

Job Responsibilities:

  • Carry out, implement, coordinate and follow up on unit turnover inspections
  • Prepare and apply necessary WHMIS Workplace Hazards Materials Information System and Ministry of Environment guidelines and regulations
  • Oversee administration staff and maintenance staff, scheduling and effective communications with contractors, housing and shelter staff to ensure all municipal bylaws, Toronto Shelter Standards and the Landlord Tenant Act regulations are implemented and followed
  • Oversee and support Maintenance works, ensure proper safety PPE equipment is applied
  • Oversee and support Inventory Specialist ensuring accuracy and timeliness of systems
  • Orient and train the Maintenance, Administration, Life Safety Coordinator, and Inventory staff Workers
  • Supervise the work of the Maintenance Worker, Administration staff, Life Safety Coordinator, and Inventory Staff Workers
  • Provide expertise to assist staff in setting goals and plans of action with assigned tenants; including providing ongoing assessment and evaluation of housing suitability, ensuring confidentiality, advocating on behalf of tenant to outside organizations, promoting positive relationships, and supporting tenants in meeting Homes First Society Policies, the Tenant Protection Act, Toronto Shelter Standards and other legislative requirements
  • Provide crisis intervention/prevention; resolving conflicts; modeling anti-discrimination and anti-racist behavior
  • Resolve operational problems
  • Recommend system improvements and implementing new procedures
  • Respond to emergencies

Qualifications:

  • Post-secondary education or equivalent
  • Demonstrated ability to work with people who have mental health and addiction issues
  • Knowledge of tenant population, diversity issues, anti-discrimination practices and systemic reasons for homelessness
  • Knowledge of relevant laws, standards and guidelines; including the Ontario Landlord and Tenant Act and Residential Tenancies Act; Toronto Shelter Standards and Social Housing Reform Act
  • Knowledge of resources and services available in the community
  • Knowledge of group processes and dynamics
  • Demonstrated interpersonal and teamwork skills; ability to maintain cooperative working relationships within your staff team and with other department staff members and interact positively with the tenant population who have experienced homelessness, mental health and addiction problems
  • Excellent leadership, communication and customer service skills
  • Strong decision-making and problem-solving skills
  • Knowledge of group processes and dynamics
  • Self-motivated with the ability to problem solve individually and as part of a team/group
  • Demonstrated organizational, time management, and administration skills
  • Proficient in word processing, spreadsheet and database software applications
  • Ability to communicate effectively in English, both verbally and in writing
  • Ability to communicate, both verbally and in writing, in languages other than English an asset
  • Must have a valid driver’s licence and reliable vehicle throughout employment
  • Must be able to lift 25 kilograms
  • Supervisory experience in a unionized setting an asset
  • Certificates in First Aid, CPR, Crisis Prevention and Intervention an asset

 

Working in an environment where there may be smoke is required.
